Large-Scale Commercial Turnover Rescue

Arco Murray Construction | Goleta, CA | 2024

Project Overview

In 2024, Arco Murray Construction completed a large, four-building self-storage facility in Goleta. Near the final phase of the project, the owner contacted Master Clean USA in a state of significant concern: the cleaning company originally contracted for the final construction cleaning had withdrawn at the last minute due to staffing shortages and travel constraints.

With a delivery deadline approaching and no viable replacement in place, the owner needed a local, capable partner who could mobilize quickly and execute a complex commercial cleaning scope across multiple buildings.

Scope of Work:

  • Final construction cleaning for four self-storage buildings
  • High-dust remediation, including overhead ducting
  • Detailed cleaning of roll-up doors and tracks
  • Concrete floor cleaning and dust mitigation
  • Extensive window cleaning
  • Exterior cleaning and common area detailing
  • Phased execution over multiple months

The Challenge

This project involved several compounded pressures:

  • Last-Minute Vendor Failure: The original cleaner exited the project near completion.
  • Scale and Duration: Four large buildings requiring phased execution over approximately two months, with a final return visit months later.
  • Heavy Construction Dust: High ceilings, exposed ducting, and roll-up doors created significant dust accumulation.
  • Commercial Standards: While non-livable, the facility required a high level of detail to ensure clean, usable storage space for customer belongings.
  • Pricing Reality: Emergency mobilization and scope complexity resulted in higher costs than originally budgeted—requiring trust and confidence from the owner.

Despite these factors, the project timeline could not move.

Our Approach

Master Clean USA stepped in as a local, high-capacity commercial construction partner, aligning scope, sequencing, and expectations quickly.

Key elements of our approach included:

  • Rapid Stabilization: Immediate engagement to replace the failed vendor and prevent schedule derailment.
  • Phased Building Execution: Cleaning was performed building by building over roughly two months, with a later return to complete final work on the last building.
  • Commercial-Grade Dust Mitigation:
    • High ducting and overhead dust removal
    • Roll-up door dust control and detailing
    • Concrete floor cleaning suitable for storage use
  • Interior & Exterior Coordination: Window cleaning, exterior surfaces, and common areas were addressed to deliver a cohesive final presentation.

Although the space was not residential, the level of finish and dust control required expert handling, given the nature of the end use.

The Outcome

Despite the late-stage disruption:

  • All four buildings were cleaned and delivered successfully
  • The owner was able to turn over the facility on schedule
  • The final environment met usability and presentation expectations
  • The client expressed strong satisfaction with both results and responsiveness

What began as a crisis became a successful project closeout due to decisive action and reliable execution.
